Useful FAQs about buying a home.
Yes, searching and connecting with sellers is FREE for everyone on Xonkers. You may search from almost any page of the Buyers area as well as on the Xonkers Search page. There you can start a state search just by clicking on the map. Once your initial search is complete, you may narrow your search by using our Advanced Search feature. Do note however, that you muust have an account and be logged in to contact a seller.
None. Xonkers does not require buyers to register before performing a search. You are free to search as many listings as you want, without ever entering your email address. We do collect IP address and computer hostname from all visitors for statistical purpose which you may furhter read about in our Privacy policy. Please note however, that in order to contact a seller you must have an account and be logged in.
Of course! When logged into your account, just go to the Preference tab and check the box that says "Notify me of new listings"
No, We currently do not have any magazine or print publications. We currently focus on Internet and Email advertising for real estate and rental property.
Part of the Xonkers search engine is powered by Zillow.com. This way, we are able to provide our users a Zillow Zestimate which is a recognized tool for current fair market values. By any means, this is not an exact value as you would recieve when having a professional appraisal done by a finance company or a bank, but does represent the average cost per square foot for the area in which the property resides.
Either party can provide the paperwork in a sale by owner transaction. As a buyer, it is wise not to assume that the seller will have these forms available for you. Since it is you that will initially submit an offer, we recommend downloading the forms that are availble on the Contracts page. You should make multiple copies of each, and keep some with you or in your car when you drive to each property you are interested in. This will ensure that there is no delay in submitting your offer, and possibly missing out on the future home of your dreams. Of course, as a buyer, you may also have an agent working with you to submit the required paperwork.
When looking at the detail page of a listing, click on the Contact Seller link and you will be provided with an email address and/or a phone number to contact them. We recommend to call first if a number is provided and then send an email as well. Be sure to include all of your personal contact information.

You can also find lots of information by doing a Google search. If you are still bewildered by all the data, you can always contact a real estate agent to help answer your questions.
